Traditionally, building and construction projects take a lot of time and effort. Architects have to draw up the plans for the structure and coordinate with engineers, and you have to be sure that you have the right building contractor and supplier for all the necessary materials. Once the project begins, you have to be there to ensure that everything goes according to plan, and even then, your plans and schedule may sometimes be disrupted due to bad weather, problems with materials, issues with workers, and what-not. Fortunately, there is now something you can do to avoid these typical issues: make use of modular building construction. Are you planning a building extension for your business or residential premises? Here’s why modular buildings are a great choice.

The definition of a modular building

Modular structures are now being used in many different sectors, and more and more construction projects have benefitted from modular construction. But what exactly is a modular building? Simply put, a modular building is a pre-fabricated structure or unit which is made in a plant or factory and delivered to customers in several sections. Each unit is designed and built in a controlled and enclosed environment or facility which ensures that environmental aspects do not affect its construction. This, in turn, can reduce the time it takes to produce a unit, and it also reduces the cost of each unit.

Why choose a modular building? Here are the reasons:

It’s a stronger structure than most

Compared to traditional structures and buildings, modular buildings are definitely stronger. This is because each unit is designed and made to withstand craning and long-distance transport, and, more than this, once the unit is built, it becomes a single integrated structure or assembly with complete walls, floors, and a roof. And despite being lightweight, they are strong and sturdy and can be used for commercial construction, residential construction, warehouse construction, and more.

It takes less time to build

As already mentioned, a modular building will be assembled by specialists in a controlled facility or environment, which enhances its quality. All the materials are inspected and must pass quality control, unlike in a traditional building or structure where there is the risk of materials becoming affected by temperature or extreme weather (often leading to rot) or assembled incorrectly by workers. And since it’s manufactured in an environment that’s controlled, each step of the process is also monitored and highly-organised, leading to reduced building time.

Here’s another thing: when you go for modular construction, you can work on the building’s foundation as well as the unit or structure at the same time. A typical modular building will often take 60% less time to build compared to a traditional structure, and this also reduces the costs associated with the project.

It gives you more value for your money

With modular construction, you can further reduce the expenses related to your project because you don’t need as many workers on-site. The cost of labour is much less, and you don’t need as much equipment on site either.

It doesn’t get affected by extreme weather

Since a modular building is built in an indoor facility, you can have it made no matter the weather. Construction can take place throughout the year, unlike traditional construction where the weather can have a negative impact, and the project often ends up becoming delayed due to the seasons. And because modular building construction takes place in another facility, the disruption to your site is minimal.
